June 2013 an all time Devler (June) record!

In Cape Town real estate we do not expect too much from winter months, but June 2013 has been a record.

June 2013 has been the second best month of the year so far, but it is the best June since we started trading as Chas Everitt or even prior to that, as ERA Steer.

My congratulations to a fired up team of both sales agents and of course our star administrative support. Really proud of your exceptional achievements!

It has been a long time since we have seen a lengthy period of good news in real estate – but now after six outstanding months – we can surely say that the property market has well and truly recovered!  We are also seeing the return of activity at the top end of the market and all this despite the banks keeping the most stringent lending criteria in place.

Are estate agencies really different?

Real Estate Companies Are Not All The Same!

When a seller decides to choose an agent the decision should be based primarily on one thing; the ability of that agent to manage the marketing of that property!

My agents are trained to manage a marketing process in a very strategic manner.  We call it 'Phased Marketing' and we have invested in the best effective tools to ensure a substantial advantage to all our sellers.  Give any of my agents a call and ask them, "Why should you get the mandate to sell my house?"  It's the first question that any seller should ask a prospective agent.

Trading as Chas Everitt – Cape Town South,  (Chas Everitt CTS) the franchise proudly markets itself as a 'boutique real estate agency' with a focus on RESULTS achieved through accountability.  Delivering a memorable service experience is what we build our business on after all that is the foundation to referrals and recommendations.

The Chas Everitt CTS sales team enjoys the support of a talented experienced support team, providing specialist administrative and marketing services.

Leaders in using all aspects of social media and online marketing, over 70% of all Chas Everitt CTS's in the last 12 months have been as a result of such marketing activities, rising from 60% in 2011, and 50% in 2010.

In 2012 Chas Everitt CTS launched an industry first with floor plans integrated with Virtual Tours through HOMEimage.co.za.  Not only does Chas Everitt CTS list their properties on all major property portals (including Property24 and Private Property) they have exclusive marketing contracts to publish to CapeTownProperty.com and FalseBay.info and we control a video based channel called RealEstateTV.co.za (operated by PropertyTube.com) that also publishes a video of every listing on YouTube.

In 2013 Chas Everitt CTS has contracted a leading social media specialist to create twenty integrated blog sites ( see example www.Bergvliet.co.za ) that automatically feeds related community Facebook, Twitter and LinkedIn accounts for the 20 major areas covered by Chas Everitt CTS with every new listing and every showhouse being broadcast to thousands of opt-in subscribers.

In line with a complete community based social media integration our area specific subscription service ensure that email subscribers receive copies of all posts that are specific to their area.

If you are selling your property enjoy the difference that will put more money into your pocket – enjoy the Devler difference!

House prices up by 11.8%

Absa House Price Index shows that house prices in the middle segment of the market increased by 11.8 percent year-on-year in March 2013

The increase followed a revised 10.9 percent year-on-year rise in February, when real price growth was 4.8 percent year-on-year, so this is a very encouraging trend however nominal year-on-year house price growth appeared to be peaking in some categories of the middle-segment.

Devler: 1st Quarter Report

I have no doubt that real estate principals in Cape Town are all looking at the first quarter sales figures and wondering "what happened … and why?"  It has been an outstanding start to the year yet the puzzling thing is that it has happened without any obvious indications that banks are REALLY lending more easily? So what fundamental changes have taken place that resulted in a sharp positive swing in sales activity?

How safe and secure is the home you want to buy?

– Andre de Villiers
Cape Town Real Estate  – Chas Everitt Cape Town (South) Franchisee
Agent, Broker, Blogger and Property Personality since 1983

Usually we can be well guided by professional agents about the property itself and the buyer is reasonably protected by legislation, but what about the actual security of the home and the neighbourhood?  What are the security expectations you have for yourself, your loved ones and your possessions in the home that you are planning to buy?

Security has become a major consideration in buying a property and the reason why many people are inclined to invest a premium on one property in an area over another or to buy a home in a gated estate.  This can however be little more than an illusion of safety and security if you have neglected to do a little detective work of your own.
